Do I need an appointment? Do you take walk-ins?
Tours by appointment are always appreciated, however you do not need to set up an appointment to come by and take a tour. Walk-ins are always acceptable! We do love to hear from you before to make sure we do have a have staff member ready to answer your questions and tour. We must have a valid photo ID from anyone 18 or older to tour the community.

Why do your prices have ranges?
We lease our apartments a little differently here at River Ranch. We have two options for leasing. The prices range in terms of bedroom spaces, or full 2 or 3 bedroom apartments. Bedroom spaces would be a fixed portion cost of 2 or 3 bedroom apartments, while a Full 2 or 3 bedroom apartment would be a full fixed cost.

What is the application fee and is it refundable?
Application fees consist of a one-time administration fee of $100.00 and a $60.00 application fee per occupant applying that is 18 or older. Applicants may pay their fees using a credit card or debit card, with a small 3-4% convenience fee. Another option would be to add a bank account and pay by using an account and routing number with no additional fees. All application fees are nonrefundable.

How do I apply?
River Ranch Apartments application may be found at the web address as follows: www.riverranchapartments.com. At the top right corner of the website you will find “apply now”, and this tab will take you directly to start an application. Applicants are more than welcome to come in to the office during business hours if they find they need help moving forward in the application process.

Which utilities do I pay?
Resident’s utilities are mostly included. Courtesy of River Ranch, the following utilities are covered: water, trash, sewage, cable, internet(must bring own router), and a portion of the electricity($25.00 per bedroom).

What is the security deposit?
Security deposits will vary depending on qualifying criteria which can be viewed on step 4 of the application. Deposits start at the price of $300.00 for a 2 bedroom apartment or a bedroom space, or $400.00 for a 3 bedroom apartment or a bedroom space.

When is my rent payment due?
Rent is always due on or before the first of the month and you have a grace period of 5 days to pay rent(1st-5th).

What day of the month am I liable for a late charge?
Rent is always due on the first and a $35 late fee is assessed on the 6th of every month (even Sundays and holidays).

How can I pay my rent?
You can pay rent by setting up your online account on our property website. This allows you to use a bank account or credit card to make payments. Another option would be to bring in or drop off a personal check or cashier check issued by a bank.

What kind of pets do you allow? How many pets may I have?
We allow up to 2 pets, cats or dog, per apartment. Any number of pets living in the apartment will then require a one-time, nonrefundable $300 pet fee. Monthly pet rent is $30 per dog and cat. Breed restrictions apply, please contact the office. Some pets allowed without fees such as small animals, and fish.

If I get a job transfer, can I break the lease?
Yes, if the lease buy-out fee has been paid. 60-day notice is required before vacating your apartment, and the lease buy-out fee is one and a half times the rent amount. How can I refer a friend? If you love River Ranch Apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.

If something needs to be repaired in my apartment, how do I report it?
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.

There is a person who might be staying with me for a while, is that permitted by the lease?
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 7 days, they will need to fill out an application to be added to your lease agreement.

I will be moving out. What do I need to do?
We require a 60-day written notice, which you are responsible through, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.

Do you have cable/Internet services?
Yes, Pavlov Media are our community cable and Internet providers.

Can I grill on property?
You are allowed to use the coal grills in the common area of the property.

I’m locked out of my apartment. What do I do?
If you are locked out during business hours, you can come to the office to be let back in your apartment. After business hours you may call the maintenance emergency number located at our website and a member of maintenance will let you in after hours.

I’ve lost my apartment and/or mailbox keys. What do I do?
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.
